How important is the construction sector for your business?

The heavy lift division of Cronin Movers relies heavily on the construction sector. Our team are very ‘solutions focused’ and many of the jobs we undertake in this sector come from the daily question raised on a construction site “how do we move that from there to there?’. We have a great range of heavy lifting kit to undertake small and mid-size jobs and given the depth of our team, can respond quickly to the requests of engineers and site managers. As one site manager said recently ‘you’re like yer man James Taylor’ before singing “I just call out your name and I know wherever you are, you’ll come running….”

 

Do you specialise in any way for the Irish construction sector?

We’ve built a reputation for moving heavy intricate materials that include the likes of The Christ the King Statue which we moved from Dun Laoghaire Park to make way for the building of the new library https://www.youtube.com/watch?v=Cf86_-xIPgE, and Industrial generator moving and electrical system installs for Stewart Construction on-site at the newly built section of Beaumont Hospital.

The reputation we have gained is due to the care we bring to our work, but the reality is that we bring that care to every project. Up to 20 tonne is where we shine, but are happy to manage any size project given our alliance with many international providers of heavy lift equipment to fulfil client needs. We’re very conscious of health/safety and compliance issues and this is very much part of our internal value system and culture.

 

We read about so many large projects being completed, large data centres for example, are there any similar projects that you have been involved in recently?

It’s been fantastic to see the Irish construction sector start to flourish again on the back of many hard years for the industry. Thankfully, our historical reputation and excellence in delivery saw us through the down turn and we’re starting to see significant increases in demand for our services in the past twelve months. We are currently involved with the new €200m Facebook Data centre development in Clonee, Co. Meath, providing technical machine moving, and office relocation requirements. We are also involved in the €11m development for RCSI Education and Research Centre at Beaumont Hospital.

Building Information Index – H1 2017

This volume of the Building Information Index provides insight and key analysis of activity in the construction industry for the first six months of 2017. It also provides an invaluable foresight as to what the remainder of 2017 and 2018 will bring. I hope you find it informative.

The total value of Construction Project Commencements grows by €969M (+26%) for the six months to end of June 2017

The value of construction project Commencements for the first six months of 2017 has grown by +26% when compared to the same period in 2016. This represents a continued trend of growth which is up +99% when compared to the same period in 2015. However, when broken down only three of the seven sectors examined actually registered growth. The increase is largely underpinned by the Residential sector which is up €1.14bn (+67%) followed by Agricultural (+102%) and Social (+53%). Industrial (-33%), Commercial & Retail (-4%), Educational (-12%), Medical (-10%) all recorded decreases in Commencements. On the postitive side all sectors still show an increase when compared to 2015.

Value of Applications rises

The value of construction project Applications rose by 11% to €9.69bn when compared to the first six months in 2016. This represents an increase of +27% when compared to the same period in 2015. Again this growth is driven by the Residential sector, the largest sector which is up +€1.41bn (+34%). The only other sector to show a growth is Social (+156%). The other five Commercial/Retail(-19%), Industrial(-16%), Medical(-30%), Education(-25%) and Agricultural(-14%) recorded decreases.

The Building Information Index is measured by factors that correlate with the phases in a construction project. The first is project Commencements which relate to projects that are in progress on-site and where construction activity has started. The second is Applications which are a real time barometer of sentiment in the construction sector and relate to all projects yet to be approved for planning. Thirdly we look at projects that have been granted permission. This shows projects that are further along in the cycle, and being approved, they show more short term potential in the market.

What are the challenges facing your industry?  

There are many challenges facing the construction industry. We are still unsure of the repercussions and effects that BREXIT will have, indeed this could be a huge opportunity with FDI companies coming to Ireland.  Currently the rising costs of labour and material will always impact on pricing works, having the lowest costs in construction is a challenge if you want to offer the best service to your clients. As the market is growing, the changes within the workplace will have an impact on retaining staff. However, creating an enjoyable environment and behaving as an employer of choice should help, along with engaging with your supply chain should both lead to improved business outcomes.

What recent projects have you been involved in? 

We are currently working on some really exciting projects such as Haddington Road National School, Ratoath College Extension, Franklin House on Pembroke Road, a residential development at Avourwen, Drogheda, Co Louth, Buvinda House which is going to be Meath County Councils new HQ and Nenagh Hospital Extension to name just a few.  We have recently completed sites such as the Irish Institute of Sports, Warwick University, Scoil Lorcan, St Ita’s Hospital Portrane which included the refurbishment and fit out, as well as 34 houses at Rochestown House which is the largest passive housing scheme in Ireland to date.

How optimistic are you going into 2017?

The market has shown great improvement and we remain extremely optimistic about 2017 and the opportunities for Manley Construction. We have a fantastic team around us which will drive us on in our strategic plan of becoming the number one medium sized construction company in Ireland, along with having a significant presence within the UK market (North East of England).

How do Booth Concrete specialise for the Irish Construction sector?

What products of yours are you most proud of?

While I am of course proud of all our products, there are two that I am very excited about going forward.

Our fully insulated precast flooring system is going extremely well. It is a fantastic product having many advantages over the traditional timber joists: sound proofing, insulation and perhaps most importantly, fire proofing. Our flooring systems make for a warmer, safer home.

However, it is our chimney system that I am most optimistic about. It really is a great product and we are getting great feedback from our customers. We have provided quite substantial housing developments all over the country with our chimney systems and we have many more ordered for 2017.

The system is designed to speed up construction especially in timber-frame housing. We have worked with companies such as Ballymore Homes, M.A. Ryan and Diamond Homes.

The construction industry is emerging from a sustained period of contraction. Where are the growth areas for your business? 

We have seen a steady rise in activity in all areas to be honest. It is true that growth in the midlands has been considerably slower than that inside Dublin but the signs in the last 12 months are promising.

We are providing blocks, concrete and floors for a lot of self-build houses in our locality along with larger developments such as schools and nursing homes. We are currently supplying to Clancy Construction on a new school in Portlaoise. It’s great to see the construction industry flourishing in the midlands once again as I believe it was one of the regions worst hit by the recession.

What are the challenges facing your industry?

Just like everyone else in the country, we are having to cope with rising insurance premiums. While a lot of the public attention is on private car insurance premiums, I feel that commercial motor insurance is something that our government need to act upon before it becomes too expensive for small businesses to operate.

Also, planning laws are making it very difficult to secure natural resources such as sand and gravel. The local authorities don’t appear to appreciate the importance of these resources to the National Development Plan.

What recent projects have you been involved in?

As I mentioned before we are currently supplying the blocks for a large school in Portlaoise. We have also supplied 2 levels of precast flooring to a nursing home in Naas, Co. Kildare and chimney systems to large residential developments in Portmarnock, Waterford, Limerick and Cork.

How optimistic are you going into 2017?

I am very optimistic, especially with our chimney and flooring systems. A lot of interest has been shown and we already have orders for over 100 chimney systems for the first few months of 2017.

I also feel that our reputation as providers of top quality concrete products is growing, not only in our locality, but nationwide, and I feel that puts us in a great position going forward.

You’ve recently subscribed to Building Info – has it been beneficial to date?

It really has. It is great resource for our sales reps. It allows all of us to coordinate with each other, wherever we are in the country. It has great features such as reminders and alerts for commencing projects. It really is a fantastic product. Information is key, and Building Info keeps our sales personnel up to date on what’s going on.

The total value of Construction Project Commencements grows by €1.46bn (+37%) for the nine months to end of September 2016.

The value of construction project Commencements for the first nine months of 2016 has grown by +37% when compared to the same period in 2015. This shows continued growth building on the +44% reported in previous half year index. Year on year comparison for the first nine months showed a growth of 140% when compared to the same period in 2014. Six of the seven sectors examined registered growth. The Industrial sector recorded the largest percentage growth with Commencements up +104% (to€636m) on 2015 figures. Residential, the largest and most significant sector continued with strong growt hof +48% year on year and with the value of Commencements at €2.59bn. The Agricultural sector alone reported a decrease of -5% to €36.6m.

Value of Applications rises.

The value of construction project Applications rose by 4% to €13.3bn when compared to the first nine months in 2015. This represents an increase of +39% when compared to the same period in 2014. Four sectors reported gains including a marginal gain of 1% for Residential, the largest sector. Gains of 55%,10% and 5% for Commercial/Retail, Industrial and Agricultural while Medical, Education and Social recorded decreases.

Pre-Planning Notice – €6m Galway Racecourse Redevelopment

Planning application for a major redevelopment at Galway Racecourse will be submitted in the coming weeks.

Build Value Estimate: €6 million

Description: A planning application for a major redevelopment at Galway Racecourse will be submitted in the coming weeks.

The board of Horse Racing Ireland is to contribute €2.1 million towards a €6 million redevelopment of the racecourse in Ballybrit.

The project involves a substantial redevelopment of the enclosure to the north of the parade ring, under the Racecourse Capital Development Scheme.

The existing Tote Ireland building, will also be demolished and replaced with a new structure incorporating a betting hall with bar and food facilities.

Galway Races

The two-storey building will feature a large, open-plan betting hall with capacity for up to 550 racegoers on the ground floor, with Tote Ireland betting counters on three sides and a large betting shop on the fourth side.

Externally, there will be 46 Tote Ireland betting windows, with the majority facing the racetrack.

A modern champagne bar will be positioned on the first floor of the new building with capacity for 450 people.

A sizeable portion of both upstairs and downstairs will be dedicated to new toilet facilities.

Construction of the new building will begin after the 2017 Summer Festival with a launch date head of the 2018 racing festival.

Pre-Planning Notice – €25m Gas Pipeline Link in Co. Wexford

Gas Networks Ireland to carry out work on a €25 million plan to bring gas to Wexford

Description: Irish Water has teamed up with Gas Networks Ireland to carry out work on a €25 million plan to bring gas to Wexford.

Work on the Wexford Town Gas and Water Project will begin on 12 September.

Phase 1 works will run from September until early 2017, with Phase 2 expected to commence mid-2017.

Phase 1 of the project will see approximately 14km of gas pipelines constructed within the town.

Phase 2 will see building out a further 13km of gas pipelines around the town.

Pre-Planning Notice – €10m Dublin Airport Terminal 1 Upgrade

€10m Upgrade of Dublin Airport Terminal 1 Departures Floor 

Description: The departures floor in Dublin Airport’s Terminal l is to be replaced as part of the €10 million upgrade project.

Parts of the floor have been upgraded several times over the past four decades but in some areas the original tiling laid when the building opened is still in place.

Other improvements to the departures floor include new wooden and tile fascia around the walls and the removal of ticket desks to create more light and space.

Dublin Airport

The departures floor upgrade project will involve the phased temporary closure of airline check-in desks, with some check-in facilities being moved for a time to check-in area 14, which is located in the lower ground floor of T1 below the arrivals hall.

Refurbishment of the arrivals hall includes new flooring, a replacement ceiling, the removal of desks currently situated in some window areas to allow natural light in, and a new look to the front of Terminal 1. When completed, the arrivals hall will be brighter and more spacious.

All restaurants will be located in one area while services such as the tourist information office, bus, travel and the information desk will be grouped together, making the floor layout more user-friendly and intuitive for customers.

The total value of Construction Project Commencements grows by €1.12bn (+44%) for the six months to end of June 2016

The value of construction project Commencements for the first half of 2016 has grown by +44% when compared to the same period in 2015. This shows continued strong growth building on what was reported in previous full year index for 2015. Year on year comparison for the first six months showed a growth of 97% when compared to the same period in 2014. Five of the seven sectors examined registered growth. The Education sector recorded the largest percentage growth with Commencements up +148% (to €218m) on 2015 figures. Residential, the largest and most significant sector continued with strong growth of +61% year on year and with the value of Commencements at €1.67bn. The Agricultural and Social sectors reported a decrease of -28% and -22% respectively.

Value of Applications static

The value of construction project Applications remained static at €8.3bn when compared to the first six months in 2015. This does however represent an increase of +37% when compared to the same period in 2014. The Commercial & Retail and Agricultural sectors reported gains of +73% and +37% respectively, with the remaining sectors reporting marginal decreases. Residential the largest sector, was down -15% on 2015 with total Applications of €3.8bn to the end of June 2016 compared with €4.5bn in to the endof June 2015.

The proposed modifications result in an overall increase from 9,310 sqm gross floor area (excludes car parking area) to 10,475.8 sqm (or 10,157.9 sqm excluding ancillary bicycle parking; plant and bin storage area); the proposed modifications are generally within the extent of the development permitted under Reg. Uniquely the Hub will accommodate in one center these three major aspects of the student experience demonstrating their interdependence in providing a holistic education to students. The development will consist of the construction of a six storey Student Hub Building within the university campus adjoining College Road and Gaol Walk, Cork. The building will be used to provide student and administrative services and flexible learning spaces. The gross floor space will be 3991m2.

The proposed works will involve demolitions, alterations and extensions to the existing Windle Building, the removal of some existing car parking spaces and the provision of new hard and soft landscaping and lighting. The proposed works will also include permanent alterations to the existing main entrance route to the campus from College Road, construction of a new storage shed and temporary dismantling and reinstatement of the Old Gaol Entrance to facilitate access during construction. Do the divisions operate independently of one another?

Yes and no, it’s important to understand that each division is tasked with operating in its own right whilst supporting group projects. A substantial number of contracts undertaken by the Mechanical, Electrical and Technology divisions are in fact for other construction companies or client contracted, with no involvement from any of the divisions other than shared expertise.

In fact, it’s often the case that the construction division is working in partnership with nominated or client contracted mechanical and electrical engineering firms, but as you can imagine it helps the group management team to have an in house engineer that can support those specialist elements of the project as required.    

The Technology Division?

That’s a broad term alright, for good reason. Established in 2007 the brainchild of our Managing Director a telecommunications engineer himself, the technology division was created at a time when diversification was seen as key to business growth. McKeon Group have always been early adopters of technology so this was a natural progression for us. 

The Technology Division provide design and installation services in the following fields: Integrated Telecommunication Systems and Infrastructure, Audio Visual, Building Automation and, Fixed and Wireless Network Systems. In particular, we are seeing a huge take up for our audio visual “learning aid” systems in the educational sector at the moment, which is great to see. Interactive presentations used to engage an audience need no longer be the preserve of the boardroom.

As the importance of technology reaches further into each aspect of our own lives, we too see that the Technology Division is becoming more and more involved in so many of our own projects to provide that final interface between hardware and user.

What does the future hold for McKeon Group?

Goals for the future include substantial growth and expansion. We want to build on the number of multi-million projects we undertake, while retaining our smaller projects. We have come out of the leaner years and we want to expand again. We have just moved our head office into a new purpose built facility in Ashbourne to cater for our expanded team.

Our early years were built on spotting opportunities that other contractors of our size didn’t see and capitalising on them. We plan on continuing that tradition as we grow. It is wonderful to see the economy accelerating again and McKeon Group intend on being part it. We have a number of large projects underway and in the pipeline for the rest of 2016.

According to recent research at Building Information Ireland during Q1 2016 over 750 applications have been submitted for new farm buildings throughout Ireland.  As highlighted in the most recent edition of the Building Information Index, the construction of farm buildings have one of the shortest Application to Commencement lead times (52 weeks).  The relatively straightforward nature of the majority of Agri construction schemes together with short turnaround times makes this sector of particular interest to many of our clients in the steel, cladding, concrete and aggregates industries.

Building Information Index Vol. 4 Q1 to Q4 2015

Welcome to the fourth volume of the Building Information Index

As 2016 begins the Building Information Index provides the construction industry with key analysis and insight as to what is happening and what is planned for the coming year. The full year 2015 index is a key piece of research that plots the growth trajectory of the construction industry by region, the sector and funding type. I hope you find it informative. 

In this volume the full year of 2015 is compared to 2014. The analysis takes a close look at the construction industry broken down by region, funding source and sectors; Residential, Commercial & Retail, Medical, Education, Agriculture, Industrial and Social. 

The Building Information Index is measured by factors that correlate with the phases in a construction project. The first is project Commencements which relate to projects that are in progress on-site and where construction activity has started. The second is Applications which are a real time barometer of sentiment in the construction sector and relate to all projects yet to be approved for planning. Thirdly we look at projects that have been granted permission. This shows projects that are further along in the cycle, and being approved, they show more short term potential in the market.

 

The total value of Construction Project Commencements grows by €3.19bn (+109%) in 2015

The value of construction project Commencements in 2015 has grown by +109% when compared to 2014. This shows continued strong growth building on what was reported in previous quarterly indices. Q1-Q2 year on year comparison showed a growth of 41%, Q1-Q3 showed growth of +67%. Now for the first time in 2015 all sectors registered growth. Commercial and Retail recorded the largest percentage growth with Commencements up +217% (to €1.53bn) on 2014 figures. Industrial was similarly up +160% to €701m. Residential, the largest and most significant sector more than doubled in volume with growth of +114% year on year and with the value of Commencements in 2015 at €2.74bn. 

Value of Applications up +22%

The value of construction project Applications also show consistent growth of +22% (Comparable figures in the previous index showed growth at +26%). The value for 2015 stands at €15.43bn, compared to just under €12.64 in 2014. All sectors, again with the exception of Social, have recorded increases in Applications with the largest jump percentage wise in Industrial (€1.22bn) up +80% on 2014. Volume wise again Residential is the largest sector, with the growth rate up +31% on 2014 with total Applications of €8.23bn in 2015 compared with €6.27bn in 2014.

Housing Construction sector, is there a recovery, and if so, is it enough?

Anecdotal evidence suggests a broad recovery in the residential construction sector, however is it unclear where the recovery is, what is its magnitude and is it sustainable? New figures soon to be released from www.buildinginfo.com shed some light on the specifics of this recovery and point to some answers.

There are three aspects to the residential construction sector 1. The home improvement/extension sector 2. The self build “one –off” sector and 3. The residential development sector.

The home improvement/extension sector is not defined by geographic or demographic factors and is a useful indicator of broad economic activity. Figures show that the number of extension type projects that started  in 2015 was circa 5,100,  an increase of 3%  and 10% respectively when compared to 2014 and 2013. However this number only measures projects that required planning permission (i.e. greater than 40 sq mtr) so it would fair to assume it represents only the tip of the home improvement iceberg and that the real volume of activity in this  sector would be a multiple of that figure.

The one-of house sector which accounts for approx. 3,000 units a year is largely, but not exclusively, a rural phenomenon. One-off houses made up almost half of the entire housing units commenced in the Connacht/Ulster region in 2015, for example. This sector underwent some turbulent times recently with the introduction of the new building regulations in March 2014. Initially there was a surge of commencements in early 2014 followed by a fallow period for the remainder of that year as the impact of the regulations hit home. Overall commencements  for 2014 were up 35% on 2013. This level of growth was obviously unsustainable and this is evident in the fact that 2015 numbers were down 9% when compared to 2014. There has been a subsequent roll-back on the building regulations with regard to one-off house whereby the owner/builder can elect to opt-out. The impact of this change has yet to be fully seen.  On the positive side if compared to 2013, 2015 shows healthy 22% increase. Planning applications for one-off houses are up 20% year on year  2014 vs 2015 to almost 7,000 this is the highest figure in some years.

Residential Commencements

Exclusive research undertaken by Building Information Ireland shows that residential development projects with a total unit count of 15,500 started in 2015. This is an increase of 126% on 2014. The regional breakdown shows that over half of these are in Dublin and 30% in the rest of Leinster. Typically these are multiphase developments and will not be completed in one year. Although 2015 has been by far the strongest year since 2008 it falls significantly short of the 25,000 units per year required as suggested by recent ESRI reports. Further analysis shows that the lead time from submission of application for a residential development to actual commencement is 121 weeks. This suggests that permissions are in place for developments but the climate to start is not quite there yet. Fresh thinking will be required to break the impasse  and square the circle of consumer demand, build price and available credit to potential homebuyers. 

Overall the metrics are all pointing in the right direction and recoveries of varying sorts are underway depending on location and we hope it is sustainable.  Full analysis of the construction industry by sector available from www.buildinginfo.com.

What recent projects have you been involved in?

Over the last couple of years we have been very fortunate to work with extremely good and professional construction companies such as Robeco Construction, RTJ Construction and Mackee Construction. We are proud to say that we supply and fit kitchens, utility rooms and wardrobes for Robeco Construction on their sites in Gorey, Co. Wexford and Wicklow Town. We are also very proud to supply RTJ Construction with their fitted furniture for all of their school developments. Towards the end of 2015 we were very grateful to be enlisted by Mackee Construction to do their fitted furniture in a new Community Centre in Carnew, Co. Wicklow.

While working on all these projects, we also take great pride on making and installing be-spoke kitchens and wardrobes for our many private customers throughout Ireland.

Description: PROTECTED STRUCTURE: The Provost, Fellows, Foundation Scholars and the other members of Board, of the College of the Holy and Undivided Trinity of Queen Elizabeth near Dublin intend to apply for permission for University construction development (to be known as the Trinity Business School) at a 0.518 ha site approximately, within the campus of Trinity College Dublin, Dublin 2. The site is principally bounded by Pearse Street to the north; the existing railway line to the east; existing structures on Pearse Street to the west and the Trinity College campus to the south. The site also includes Nos. 183-188 Pearse Street (incl.) which are Protected Structures, which will be refurbished as a cafe and student accommodation with related ancillary uses. The development will include the demolition of the following structures; the existing Sports Hall (Luce Hall), the maintenance workshops and first floor WCs to the rear of Nos. 183-188 Pearse Street and the Simon Perry engineering building. The development will consist of a business school; innovation and entrepreneurship hub; auditorium; cafe and student accommodation with ancillary administration, staff and student uses. The proposed new building comprises six floors of lecture/office accommodation (25.15 m above ground level) over two basement levels (11,714 sqm Gross Floor Area) linked to Nos. 183-188 Pearse Street. The development will also include the refurbishment, including internal revisions, of Nos. 183-188 Pearse Street, which will be extended at the rear ground floor level to provide cafe use with student accommodation at first (including rear terraces) and second floor levels (2,441 sqm Gross Floor Area including basement). Not so quiet on the new homes front

New homes developments are beginning to appear in the greater Dublin area

It is encouraging to see a flurry of new homes schemes either on the market or preparing to launch in the greater Dublin area at this early stage of the year. With average rents in Dublin just shy of the 2007 peak rental figures, an increase in new homes on the market will certainly help alleviate the housing shortage. Despite the positive upswing, a recent forecast report from the Society of Chartered Surveyors Ireland put the annual number of homes needed in Dublin at 7,000 and currently the figures fall well short of that. By the end of 2015, just 2,735 homes had received planning permission, prompting the SCSI to argue that the lack of supply continues to put pressure on the “dysfunctional” property market. It also criticised a lack of planning staff in local authorities which translated into long delays on badly needed projects. A small ray of light on that front came from Danny O’Shea of the Building Industry Index. According to O’Shea, the residential sector is on a strong growth trajectory with applications up at the end of 2015 by 29 per cent on the previous year and – more importantly – commencements were up by 98 per cent. As well as that, the average lead-in time for projects to start is reducing. It is currently at about 132 weeks from application to commencement. “This lead-in time has stagnated the industry in recent years, but we have seen it reduce gradually throughout 2015. The site is located within the Slane Castle Demesne Architectural Conservation Area. The development consists of amendments to the approved Planning Permission, (File Number SA130152). The previous application comprised the creation of a new whiskey distillery and visitor centre and associated development to be set within the existing two-storey East Stableyard, single storey West Courtyard, the East, Middle and West Farmyards and the Gardeners Cottage and Gardens. The site for the development is located approximately 110m to the north-west of Slane Castle. The construction industry is emerging from a sustained period of contraction. Where are the growth areas for your business? 

The main areas for growth in 2016 will be projects within the Industrial and commercial sector in Ireland. Commercial developments such as hotels, auditoria, prestige office developments or corporate headquarters will often require high end acoustic treatments with a strong emphasis on the aesthetic.

We also see expansion in the food and dairy business as well as the pharmaceutical manufacturers and our acoustic treatments for air management and plant noise would be employed here. Silencers, attenuators, acoustic louvres or full scale acoustic enclosures for roof mounted services such as AHU’s, and Condenser fans.

The biggest growth area for Ventac over the last 30 months has been the Data Centre developments, where the acoustic treatment for air noise is paramount. Temperature levels and cooling requirements are critical to the running of these centres and that demand produces considerable noise levels.The solutions here require a strong knowledge of acoustics and construction, assembly and wind load calculations, being critical when the sheer size of the screens are considered.

Having already delivered acoustic solutions to a small number of data centres over the past two to three years we believe that hard earned experience should be of value when discussing future treatment options on new developments.

What are the challenges facing your industry?  

I see the challenges for our industry falling under three main areas:  Enforcement of the noise legislation regulations in Ireland. Capital expenditure for noise control in the workplace. Greater understanding of the benefits of noise control strategy.

I believe the new regulations relating to noise have received a mixed response and appear to be somewhat controversial. Care to expand?

Yes the new BS4142 regulation is proving to be somewhat problematic and in many cases is ignored unless enforced by the local authorities.  Its certainly a hot topic both here and the UK with ambiguity in terms of interpretation and enforcements

What recent projects have you been involved in? 

Unfortunately, a lot of our larger projects are covered by NDA’s. Suffice to say in the last 18 months we’ve been involved in a number of projects within the commercial sector and the industrial manufacturing sector working with companies such as Cooley Distillery, Arabawn Dairies, Facebook, Baxter Healthcare, Stryker Group, Diageo and North Cork Co-Op.  Our work with ESB and Bord Gais is something we are particularly proud of and is typical of our ongoing collaborative work with local authorities and semi-state organisations.

How optimistic are you going into 2016?

Very optimistic! there are a number of key projects already under way and we see this continuing for 2016. We have seen through the number of new enquiries we have had this year that the Irish economy is rebounding strongly.

Q3 2015 – Housing Developments Monitor

Published recently by the Society of Chartered Surveyors Ireland in conjunction with Future Analytics the Q3 Housing Developments Monitor, which examines housing developments in Co. Dublin of greater than 25 units, shows that in Q3 planning permission was granted for only 13 schemes.

Building Information Index Vol. 3 – Q3 2015

As the construction industry continues to grow, the aim of this quarterly Building Information Index is to provide the Construction Industry with reliable and consistent data on the regional aspects to recovery, the sectors which are recovering quickest and how the recovery is being funded.

Value of Construction Project Commencements grows by +67% in first 9 Months of 2015

The value of construction project Commencements in the first nine months of 2015 has grown by +67% when compared to the same period of 2014. While the Q1-Q2 year on year comparison showed a growth of 41%, continued growth into Q3 2015 brings the total 9 months Commencements to €4.25bn compared to €2.55bn in 2014. All sectors registered growth with the exception of Education (-7%) and Social (-12%). Commercial and Retail recorded strong growth with Commencements up +99% (to €830m) on 2014 figures. Industrial was similarly up +99% to €482m. Residential, the largest and most significant sector also almost doubled in volume with growth of +98% year on year and with the value of Commencements in the first 9 months of 2015 at €2.09bn.

Value of Applications up +26%

The value of construction project Applications also show consistent growth of +26% (Comparable figures in the previous index showed growth at +27%). The value in 2015 stands at 11.27bn, compared to just under €9bn in the first nine months of 2014. All sectors, again with the exception of Social, have recorded increases in Applications with the largest jump percentage wise in Industrial (€935m) up +95% on 2014. Volume wise again Residential is the largest sector, with the growth rate up +29% on 2014 with total Applications of €5.58bn in 2015 compared with €4.33bn in the first nine months of 2014.

The Building Information Index is measured by factors that correlate with the phases in a construction project. The first is project Commencements which relate to projects that are in progress on-site and where construction activity has started. The second is Applications which are a real time barometer of sentiment in the construction sector and relate to all projects yet to be approved for planning. Thirdly we look at projects that have been granted permission. This show projects that are further along in the cycle, and being approved, they show more short term potential in the market.

Sunday Business Post Investigates the Housing Crisis

In the article featured in today’s Sunday Business Post Michael Brennan and Fearghal O’Connor look at how Ireland’s labyrinthine planning system, rising rents and changing demographics are contributing to the housing crisis and investigate if these problems be fixed? Sunday Business Post The article examines how in recent years, the building industry industry in Ireland was on its knees. However now, demand for housing is increasing rapidly, but supply is lacking? Right across Dublin there are sites with planning permission – sites where developers could build the homes needed to meet demand and solve the housing crisis. But the number of homes built in the capital in the first nine months of 2015 fell 14 per cent to 2,057. It raises the question: what is going wrong? The Sunday Business Post spoke to builders, housing experts and top officials in all four Dublin councils, to investigate the housing crisis. Data provided by planning information resource Building Information Ireland shows the scale of the challenge. Even when builders get planning permission, it still takes them more than three years to complete a home. But a soon-to-be-published third quarter study by Building Information Ireland suggests the situation may have improved in recent weeks. There were planning applications for 14,600 housing units in Dublin up to the end of last September, a 97 per cent increase on the previous period last year. According to Building Information Ireland chief executive Danny O’Shea, there were also 5,048 housing units under construction up to the end of last September, which was up 75 per cent from the same period in 2014. But this is still well short of the average of 7,000 to 8,000 new homes per year which the Housing Agency estimates is needed to meet demand in Dublin up to 2018.

Permission for development at College Business & Technology Park. The proposed industrial construction development is for Phase 2 of the biopharmaceutical manufacturing campus (Phase 1 is currently under construction and pursuant to planning permission under Fingal County Council planning register reference FW14A/0020 and FW14A/0138), comprising the construction of a manufacturing building, warehouse extension, central utilities building and all associated site development works. The proposed development, with a total floor area of 30,994 square metres, specifically provides for the following:- A four storey 21,869 square metre and 42.5 metre high manufacturing building including intermediate level mezzanines and boiler flue stack (to 48.5 metres height) located to the north of the Phase 1 data centre; A single storey 3,626 square metre and 16 metre high warehouse extension to the east and north sides of the Phase 1 warehouse building; A two storey 4,563 square metre and 13.5 metre high central utilities building located to the north of the Phase 1 warehouse; A utilities yard and wastewater treatment area to the rear (north) of the Phase 2 area. The ancillary external utilities within the utility yard will consist of a single storey control building, single storey pump house, single storey drum storage building, single storey electrical building, process water and waste water storage tanks, bunded water treatment chemical tanks, bunded fuel storage tank, retaining wall and backup electrical generators, each of these facilities will be accessible via a single storey internal access corridor running through the spine of the campus with elevated utility rack, a staff entrance lobby extension to the western elevation of the Phase 1 internal access corridor. Car parking for an additional 220 vehicles is proposed in an area to the west of the campus. An electrical substation building with separate access off the Cruiserath Road, continued provision of temporary construction access off the Cruiserath Road to be maintained as an emergency vehicle access and egress following construction with the main access serving the proposed development to be from the south of the site as per Phase 1 permission. The proposals provide for ancillary site works including additional internal access roads, an additional fire water sprinkler tank, underground services, lighting, 70 bicycle parking spaces, 10 motor-cycle spaces, CCTV, soft and hard landscaping and increase to size of surface water attenuation pond to the south-east of the site and all on a site measuring approximately 16.8 hectares. An Environmental Impact Statement (EIS) has been prepared and will be submitted to the Planning Authority with the application. The EIS will be available for inspection or purchase at a fee not exceeding the reasonable cost of making a copy at the offices of The Planning Authority. The proposed development is for the purposes of an activity requiring an application to the Environmental Protection Agency for a licence under the Industrial Emissions Directive.

Building C (6 storeys) fronting the Dock will be retained and restored for restaurant/cafe/retail use at ground floor and residential above to include 9 no. 3 bed units and 1 no. 2 bed unit. Factory Building (RPS 485 two-storey brick gables): It is proposed to partially demolish the rear of the Factory Building and reconstruct the east gables in a line that generally aligns with the footprint of the adjoining Block C. The dockside gables will be restored. The Factory Building will accommodate cultural/exhibition use. Enclosed plant area at level 13. Roof terraces to be provided at floor levels 5, 11 and 12. 8. New Office Building 2 is a 5 storey building fronting Barrow Street increasing to a maximum height of 13 storeys (max. building height 49.85 m.) to accommodate office accommodation and ancillary facilities including reception, meeting rooms, plant and staff restaurant. Roof terraces to be provided at floor levels 5 and 11. 9. New Residential Building 3 is a 15 storey building (max. building height 47.8 m.) accommodating reception and plant at ground floor, gym at first floor and 30 no. 2 bed units and 2 no. 3 bed units above. A semi enclosed roof terrace is provided at 14th floor. Balconies on E, W, S elevations. 10. Three new pedestrian routes from Barrow Street (two of which also provide for service and emergency vehicle access/egress). New civic waterfront square adjacent to the Dock. A bridge link along the dock is proposed connecting the square to Mc Mahon Bridge, Ringsend Rd. Second open space to the south of the Factory Building. Development to include all hard and soft landscaping, lighting and planting. 2no. new mooring points for vessels, along the Grand Canal Dock – East Quay Wall. 11. Three levels of basement area are to be provided under Buildings 1, 2 and 3 to accommodate 136 no. car parking spaces, 350 no. of bicycle spaces and ancillary locker and shower facilities and plant. Basement to include lifts and stair cores. 12. Development to include new replacement basement vehicular access/egress ramp from Barrow Street. This is the main exit and entrance to the basement car park. Closure of existing basement ramp located adjacent to Mason Hayes Curran building (South Bank House). The new ramp will provide for continued vehicle access/egress to the existing South Bank House car park which adjoins the subject site to the immediate south. 13. Development to include demolition of existing ESB substation located adjacent to the Warehouse and Dock and new additional internal substations, all site development and ancillary works. An EIS will be submitted to the Planning Authority with the planning application and the EIS will be available for inspection or purchase at a fee not exceeding the reasonable cost of making a copy at the offices of the Planning Authority. The reconfiguration of the basement will involve the removal of the existing external stairs from the Point Village Square to existing underground bar located at -1 level. Construction of 14.5m high restaurant/bar glass box with mezzanine level located within the Point Village Square. The total above ground gross floor will be circa. 519.4 sq.m. Permission is also sought for revisions to the Point Village Square Public Realm including proposed hard and soft landscaping works. This includes a new bus shelter, taxi shelter, 5 number glass screens and the relocation of existing Point Village Signage on East Wall Rd. Housing Construction – Highland Radio Interview with Danny

Donegal Housing Construction Sector Discussed

In this interview with Highland Radio recorded earlier this week CEO Danny O’Shea discusses the latest figures from the National Housing Construction Index and reveals that sentiment in the Donegal construction sector in remains positive as planning applications rose by 35% in the first six months of 2015 when compared to same period in 2014. Highland Radio Housing Construction Interview However, Danny does point to the fact that despite the positive outlook, there has been a drop in activity in the housing construction sector in Donegal with project commencements down by 54% in the first half of this year but this is largely due to the change in regulations at the beginning of 2014 which resulted in an over inflation of commencements during that period.

Residential Construction sector remains positive

…despite dramatic drop in Self Build Housing Construction

New data from the National Housing Construction Index illustrates that in the first 2 quarters of 2015 a fall in activity in the residential construction sector when compared to 2014 has been seen. The main factor for the drop is the reduction in Self Build housing construction commencements, which fell by over -40% year on year.

However, the medium term outlook for the housing construction sector is positive, with the latest edition of the National Housing Construction Index (NHCI) from Link2Plans showing that new housing planning applications increasing by+14% in the first six months of 2015 when compared to the same period in last year, but project commencements have fallen nationally by -26% year on year. Residential Construction planning applications The data contained in the National Housing Construction Index is aggregated by consultancy Link2Plans from real time planning and project information in every local authority area, with the latest edition of the National Housing Construction Index tracking every project from January through to June 2015, and comparing it with the same period in 2014. According to Danny O’Shea Managing Director of Link2Plans “Two very distinct themes have emerged in the Irish residential construction sector in the first half of 2015. Firstly, when compared to the same period in 2014, there has been consistent bi-monthly growth in the number of project applications which shows continued confidence in the sector. Secondly, commencements are down quite dramatically when compared to 2014 on account of the new building regulations introduced on 1st March of that year, which created a once off spike in the number of projects started.” “Commencements fell by -26% nationally in the first half of 2015 when compared to same period in 2014, with every county apart from Wicklow, recording a fall in the number of project commencements. Applications however have returned strong growth for the first six months of 2015 when compared to 2014, with a +24% increase and every county except Dublin recording a rise. A more accurate barometer of the recovery in the Irish residential construction sector is the +22% increase in the number of commencements in the first six months of 2015 when compared to the same period in 2013.” continued Danny O’Shea Managing Director of Link2Plans. Residential Construction Commencements Danny O’Shea Managing Director of Link2Plans said that “nationally, in the first half of 2015 the number of project commencements fell by 1,063 from 4,080 to 3,017 when compared with the same period in 2014, with Wicklow the only county to record an increase with +1%. The smallest year on year decreases were in Dublin (-3%), Kilkenny (-7%), Waterford (-10%) and Cavan (-11%).”

Applications up +14% nationally

Danny O’Shea Managing Director of Link2Plans said that “The number of planning applications in the first six months of 2015 rose by 893 from 6,503 to 7,396, representing an increase of +14% nationally year on year. Leitrim, Louth and Westmeath were the best performing counties for the first six months of 2015 when compared to 2014, recording growth of +74%, +66% and +48% respectively. Offaly (+43%), Louth (+43%), Donegal (+35%) and Longford (+32%) also returned significant increases while Dublin (-5%) was the only county to record a fall in the number of planning applications.”

Number of Multi-Unit Developments triple in two years

Project commencements can be divided into three categories including residential developments (multiple unit developments), one-off housing (self-build projects) and one-off housing extensions (self build extensions). Danny O’Shea Managing Director of Link2Plans said that “Another metric which points to the upward turn in the residential construction sector over the last two years is the huge increase in the number of multi-unit developments. For instance, for the whole of 2013, there were commencements for 72 multi-unit developments, while in the just the first half of 2015, the number has tripled with commencements for 232 projects.” The National Housing Construction Index is produced by a team of researchers at Link2Plans and it relates to all Planning Applications and Project Commencements throughout the months of January to June 2015 and gives a direct comparison with the same period in 2011, 2012, 2013 and 2014. Link2Plans have produced this index bi-monthly and it has been the most accurate barometer of real time sentiment (planning applications) and actual residential construction activity (project commencements) including residential developments (multi-units), one-off housing (self-build) and one-off housing extensions. Link2Plans is Ireland’s premier housing construction research body and is a sister company of Building Information Ireland.

Industrial Construction Sector Q1 & Q2 – Building Information Index

According to figures from the latest edition of the Building Information Index the Industrial Construction sector maintains its strong performance since the beginning of the year with increases in value of new Applications, Granted Permissions and Commencements when compared to the first 6 months of 2014.

The value of new Industrial Construction Applications increased nationally by +143% to €631m. Despite a fall in Q1, Granted Permissions are now +8% up on the first 6 months of 2014. Commencements have also increased by +58% to €191m when compared to the same period last year.

At a regional level we see increases in the value of Applications in all areas. Connacht / Ulster saw an increase of +336%, Munster +123%, Dublin +113% and Leinster increasing by +112% when compared to the same period in 2014.

Nationally Industrial Commencements have increased +58% to €191m when compared to the same period in 2014. Interestingly despite a decrease in Commencements in Dublin (-10%), Leinster (-68%) and Connacht / Ulster (-36%) the large increase in Munster to €130m lifts the national average.

Construction Projects Pipeline – Regional Analysis Q1 & Q2 2015

Overall the value of new Applications has increased +27% over the same period in 2014.  Construction projects commenced have increased in all regions, however Munster saw declines in the value of Applications and Granted Permissions.

New home scheme numbers on the up

The number of new homes schemes under construction in Dublin – and increasingly in its surrounding commuter belt counties – is finally on the up. However, these green shoots of recovery in the residential market are in jeopardy of proving negligible, washed away by the sheer tide of demand for homes in the capital. The latest research from Building Information Ireland shows that residential housing projects with a combined quantity of 7,785 units began construction in the first half of 2015, (this number excludes “one off” houses, which are thought to make up almost half of all new homes currently being built). The estimated construction cost of these commencements is a healthy €1.43 billion. And according to the latest Building Information Index, residential housing project commencements showed an increase of more than 44 per cent in value when the first half of this year is compared to the same period in 2014. “Unsurprisingly, the bulk of these units starting to be built – some 3,143 – are in greater Dublin with a further 3,140 in Leinster,” said Danny O’Shea of Building Information Ireland. “Munster statistics show some 1,230 residential units were started this year with a much lower amount, a mere 272, started in Connacht/Ulster. “The pipeline for residential housing projects which are yet to start also shows signs of strong growth with 14,405 units (worth €3.13 billion in construction costs) granted permission in the first half of 2015,” said O’Shea. “There were an additional 18,355 units within new planning applications in the first six months of 2015. “However, a detailed analysis undertaken by Building Information Ireland shows a significant lead time of 139 weeks – or more than two-and-a-half years – on average between planning being applied for a residential development and construction starting on site,” said O’Shea. It could easily take another year for the first tranche of homes to be delivered once building has commenced. That puts in stark figures what most property buyers already know; there simply are not enough residential units on the market to meet demand in the capital. Current construction levels are operating at about a third of the volume required and with rising rents, demand remains tremendous. “Now that the holidays are over we are experiencing a steady increase in enquiries for upcoming new home developments in and around Dublin,” said Ken MacDonald, founder and director of Hooke & MacDonald. “Most of the demand is coming from first-time buyers seeking three and four bedroom houses and two bedroom apartments. There’s also good demand from existing owner occupiers wishing to trade up from smaller properties to more spacious family homes and, conversely, there are also retirees actively seeking to trade down from large houses to smaller houses or apartments. Due to the buoyant rental market, investors are becoming quite active again, although many investors are exiting the market due to the unfavourable tax regime and speculation about pending rental capping,” he said. MacDonald criticised the new Central Bank minimum mortgage deposit rules for exacerbating the issue. “Notwithstanding the increase in enquiries and sales, a substantial number of people, particularly first time buyers, are being unfairly excluded from buying due to the Central Bank mortgage restrictions. The reality is that prices in the market had already cooled from September 2014 and have continued to moderate or remain fairly static,” he said. “Some commentators mistakenly attribute this to the mortgage restriction which only came in after Christmas. The exclusion of people from buying is adding to the shortage of supply in the rental market and there are no signs of any moves to increase supply in this sector. Rental cap measures, if introduced, will actually decrease supply,” warned MacDonald. Angela Keegan, managing director of MyHome.ie, is also concerned that rising rents will intensify the issue. She has also urged a greater diversity of units to be built as cautious developers are catering to a specific block of house hunters. “Given the current market pressures, it’s unfortunate to see so few apartment developments coming to the market,” she said. “We see only one development of one-bed apartments, six of two-beds and two of three-beds in our analysis. With rents on the rise, the government clearly needs to incentivise the property investment market to cater for current demand. “We are seeing a major increase in the number of new developments coming to the market in Dublin and commuter belt counties. Of the 45 developments in Dublin, 20 are concentrated in south Dublin with Dublin 14 and 16 being particular hot spots. West Dublin is also quite strong with nine schemes launched at the moment, mostly in Castleknock, Lucan and Clonsilla. “However, it’s hard to get a handle on exact volumes as schemes are being released in different phases. There is one development in Swords of 85 units coming to the market, but that is the exception. “Generally it looks as if developers are adopting a much more prudent approach and building homes to cater for first time buyer demand rather than investment properties. That is very much reflected in the type of properties being built with the focus very much on three and four-bed semis.” Among the tranche of mainly small developers that have either survived or emerged from the recession are a limited number of familiar Celtic Tiger era residential property developers, including the Cosgrave Group, which continues to deliver high end four and five-bed family homes in both north and south Dublin, Sean Mulryan’s Ballymore Properties, Gerry Gannon of Gannon Homes, Park Developments and Durkan Estates, who are all currently active in new homes schemes. Keegan said: “Another trend we are seeing is that Dublin city is continuing to spread into the commuter belt counties. “We are seeing a lot of new schemes in Bray, Newtownmountkennedy, Naas, Celbridge, Clonee etc. This may well be in response to tighter mortgage lending limits introduced by the Central Bank earlier this year. Our analysis also shows that the further out you move from the city, the larger the homes being built.” For the many potential new home buyers out there, Gina Kennedy of Douglas Newman Good (DNG) New Homes has this advice: “Look around, do your research and register your details or sign up to waiting lists for schemes in your preferred area. Buyers have to be alert to launch dates and general invitations of interest in schemes. This sector of the market can change quickly given that releases can be dependent on completions, near completions or can be sold off-plan,” said Kennedy. “We are often approached by potential buyers before we even erect our hoarding on site who want to be put on waiting lists. “We’ve a lot of new schemes in the pipeline too with a good volume coming on stream early next year, including schemes with new phase releases and brand new developments too.” Upcoming launches Six four-bed semis of 172 square metres at Heatherton in Bray for Heatherbrook Homes, priced from €495,000 through Hooke & MacDonald in mid-October. The same agent will launch 12 large four-beds (197 – 254 square metres) at Ardilea Crescent in Clonskeagh, Dublin 14 for O’Malley Construction next February. Hooke & MacDonald will also launch a number of three and four-bed homes at Cuil Duin in Citywest, Co Dublin as part of the first phase of the 200-home scheme in December. Savills is launching four and five-bed homes at Emsworth Park in Kinsealy later this week. The same agent will also handle the release of three, four and five-bed homes at Piper’s Hill in Naas, a Ballymore scheme, with units priced from €325,000 and spanning between 124 and 251 square metres. Ely Woods, a scheme of 35 units in Rathfarnham will offer a number of two and three-bed duplex units and apartments for sale through Savills later this month. Maybury Properties is releasing a number of three and four-bed homes at its 35-unit scheme at Cooper’s Wood in Kinsealy, also through Savills, at the end of September/early October. Guardian New Homes will launch a small scheme of six family homes spanning 171 to 176 square metres at Richmond Close on the Dundrum Road in Milltown in Dublin 6 later this month. Sherry FitzGerald will shortly launch four-bed family homes for sale at The Grove on Goatstown Road in Dublin 14. The 163 square metre homes are being built by Durkan Estates.

Construction Projects – Application to Commencement Durations

According to the latest edition of the Building Information Index Vol. 2 Q1/Q2 2015 the average time it takes for  construction projects to move from Planning Application phase to Commencement is now standing at 74 weeks representing a 6% drop in duration times from end of Q1. Of the seven construction projects sectors examined by the Index, the Residential sector is the only one showing significant delays, currently at 139 weeks. As this sector represents such a large amount of the overall industry it is having a substantial effect on the total average.

Building Information Index Vol. 2 – Q1/Q2 2015

In this second volume of the Building Information Index we measure the levels of activity in the construction industry for the first two quarters of 2015 and compare them with the same period in 2014. Our analysis takes a close look at the construction industry broken down by region, funding source and sectors; Residential, Commercial & Retail, Medical, Education, Agriculture, Industrial and Social.

The Building Information Index is measured by factors that correlate with the phases in a construction project. The first is project Commencements which relate to projects that are in progress on-site and where construction activity has started. The second is Applications which are a real time barometer of sentiment in the construction sector and relate to all projects that have applied for planning permission in Q1 and Q2. Thirdly we look at projects that have been granted permission. This shows projects that are further along in the cycle, and being approved, they show more short term potential in the market.

Q1/Q2 2015 – Building Information Index

+41% Growth in Value of Construction Commencements

According the latest edition of the Building Information Index the value of construction project commencements has grown by +41% when compared to the same period of 2014.  While the Q1 year on year comparison showed a fall in activity, a strong Q2 2015 brings the total half year Commencements to €2.75bn compared to €1.95bn in 2014. Three sectors registered modest decreases, Agriculture (-12%), Education (-37%) and Medical (-6%). Commercial and Retail recorded strong growth with Commencements up +141% (to €624m) on 2014 figures. Industrial also was up +58% to €191m. Residential, the largest and most significant sector show growth of +44% year on year with the value of Commencements in the first 6 months of 2015 at €1.43bn.

New Planning Applications – Regional Big Picture

The Building Information Index breaks out Planning Applications into four regions: Dublin, Leinster, Munster and Connacht / Ulster. The Q2 Index shows an overall +27% National Increase in the Value of new Applications submitted during the first 6 months of 2015. In contrast to Q1 figures, Dublin (€2.98bn) now represents the region with highest value of new Applications submitted up+45% over last year. Leinster (€2.1bn) sees a sharp increase of +65% and Connacht / Ulster (€743m) is marginally up by +2% over same period last year.  It is interesting to see a -18% fall in Munster (€1.2bn)

Construction Sector Employment up 18.5%

In a press release yesterday the Minster for Housing, Planning and Construction Paudie Coffey TD commented on the significant rise in numbers of people employed in the Irish construction sector.  Referencing the “over-heated” state of employment in the construction sector in 2008 he points to the effectiveness of the Governments ‘Construction 2020’ strategy and its aim of creating an additional 60,000 jobs in the Irish construction sector by 2020. The Minister references the impact the strategy has had in its first year with the creation of 19,600 additional construction sector jobs with construction sector employment standing now 126,000 at this stage of 2015.

Speaking yesterday the Minister said “A healthy economy must have a vibrant construction sector, and we are making progress with the continued delivery of the Construction 2020 Strategy.  In the last year we have seen employment grow by almost 20,000 to 126,000 people.  The number of houses being built is increasing and the number of commencement notices for construction of houses has more than doubled when compared to 2014. The number of planning permissions in the first quarter of 2015 has increased by 97% when compared to the same period in 2014.

While a far cry from the unsustainable numbers in 2008 the rise in construction sector employment this year must be seen as a positive sign for the continued recovery of the construction sector and the Irish economy as a whole.
